Title: On Call, On Site Property Manager (41 Unit)
Reports to: KICFM Leasing Manager
Location : Kotzebue, AK
Safety Sensitive : Yes
Position Summary: To manage the apartment buildings in a professional manner and with the best interest of KIC and its shareholders. To ensure the tenants comply with KIC's Residential Rental Policies. To maintain cleanliness and order of the building and premises.
Duties/Responsibilities: - Carry out directives of the KICFM Leasing Manager or his/her designee.
- Provide on-site building maintenance including, but not limited to, boiler maintenance, appliance repair, changing hallway light bulbs, testing fire alarms, and replacing fire panel batteries.
- Provide a safe, clean, comfortable, and congenial atmosphere for the residents of the building.
- Respond to all tenant calls, and concerns in a timely manner. Report to KICFM Leasing Manager the following business day.
- Distribute notices to tenants as deemed necessary by management, in advance.
- Vacuum all areas, which include areas such as hallways, landing, stairways, and arctic entrances as much as needed.
- Sweep and mop all tiled, rubber floors including arctic entrances and Laundry Room as much as needed.
- Clean the laundry room, including washers, dryers & floors, weekly.
- Clean cove bases, trims, handrails, emergency lights, and fires extinguisher cases throughout building.
- Spot clean wall surfaces, particularly around handrails, doorknobs, and empty all trash, replace with liners, and dispose in dumpsters located outside of the 41 unit as needed.
- Make rounds at 10:00pm in and around the building every night (except for Sundays) and look for any maintenance repairs. Report repair request to KICFM Leasing Manager in a timely manner.
- Make sure the doors are locked at all times while doing your rounds.
- Promote quiet enjoyment to tenants if there are noise disturbances or noise complaints
- Submit work orders for repairs to the KIC office by the next business day of the time they are found.
- Provide a detailed weekly report to the Facilities Manager of any lockouts, incidents, and of cleaning/repairs.
- Must respond to tenant lock outs after hours.
- Completing work orders as needed.
- Other duties as assigned.
Minimum Requirements: - High School Diploma/GED
- Building maintenance experience preferred.
- Knowledge of boiler systems preferred.
- Previous apartment building management experience preferred.
- Ability to familiarize with the Alaska Landlord Tenant Act.
- Must be able to work independently with minimum supervision.
Preferred Requirements: - Tenancy in the apartment.
- Ability to report for duties on an on-call / relief basis.

While performing job duties, the employee may be exposed to moving mechanical parts, fumes or airborne particles, and toxic or caustic chemicals.

- Required to work standing up, walk, use hands and fingers to operate tools, equipment, and cleaning supplies.
- Speak and listen, both over the phone and in person to customers and co-workers
- Frequently required to reach with hands and arms and stoop, kneel, crouch, or crawl.
- Occasionally required to work in a seated position, climb or balance and taste or smell.
- Occasionally lift and/or move up to 50lbs.
- Vision requirements include: close, distance, color, peripheral, depth perception, and ability to adjust focus
