About the Role

We are seeking a Head of Real Estate to lead the teams responsible for developing and delivering the real estate strategy and execution for Gap Inc.'s portfolio of properties. This position reports to the Chief Business & Strategy Officer and collaborates closely with Brand partners (Gap, Old Navy, Banana Republic, and Athleta), enterprise business leaders, and landlords to ensure strategic alignment. The individual will lead a team of high-performing senior leaders across markets and regions, balancing time between real estate strategy and market planning analyses.

This senior leadership role requires a proven track record in real estate management, with the ability to drive cost-effective solutions (optimal locations and value) and foster a positive workplace environment. The role involves developing a data-driven real estate strategy with an omni-channel approach to meet productivity metrics for growth and profitability. The candidate will work closely with stakeholders to realize the physical manifestation of Gap Inc.'s portfolio vision and strategy, including store configuration across brands, managing cost-effective real estate transactions, and executing sustainable omni-differentiation projects. The role demands customer-centricity, inclusivity, analytical and negotiation skills, and collaborative engagement with internal and external partners.

What You'll Do

  • Develop and implement innovative real estate strategies with an omni-channel focus, aligned with P/L frameworks and productivity metrics.
  • Evaluate the current and future store portfolio using insights-driven proforma analysis to assess profitability, identify opportunities, address underperforming locations, and support new store concepts within budget and schedule.
  • Lead sourcing, negotiation, due diligence, and closing of development opportunities, maximizing ROI and reducing costs with a focus on Return on Development (ROD).
  • Oversee real estate finance activities, including budgeting, forecasting, financial analysis, and reporting, ensuring alignment with financial goals.
  • Collaborate with finance to develop strategies supporting growth and profitability of the real estate portfolio.
  • Build strong partnerships with landlords, oversee negotiations, and manage real estate transactions.
  • Lead portfolio reviews with landlords to support strategic objectives, ensuring location-specific centers align with LR goals.
  • Continuously improve the operating model and organizational efficiencies within the Real Estate team.
  • Create store reviews for Must Win centers across brands, establishing KPIs and action plans.
  • Drive innovation and testing using APT software as a change agent.
  • Mentor and develop a team of real estate professionals, fostering a culture of excellence and continuous improvement.
